** Some people have asked questions, so hopefully the following should be able to answer any you may have.  Sorry for not putting this here before, I'm new to this!!  **

Main drainage was put on 4 years ago at a cost of approx £5000

New kitchen in 2006 which cost £10,000.  The general condition is liveable but decoratively could benefit from improvements.  Upstairs is all wood and beams which doesn't need touching but the hallway and living room could do with repainting.  Where the boiler is, could do with being concealed.

Fully furnished in old French furniture (would take an offer for this)

The garden is not next to the house - it is a large plot, approx 200 yards from the house with a garage in the middle (common for French houses)

We can check the exact amount of yearly rates, but it is in the region of £200p.a

KERAUFFRET

You arrive at the hamlet of Kerauffret down a country lane off of the D22.

With just 4 other residents, all very friendly and amicable, it is a very peaceful setting.

It is 1 mile outside the village of Senven Lehart with St.Connan and its lake, also one mile away.

Quintin is 12 minutes by car and has all ameneties, Guingamp 20 minutes one way and Corlay 20 minutes the other way. St.Brieuc is 30 minutes drive, as are the nearest beaches.

For port and airports, St,Malo is 1 ½ hrs, Roscoff 1hr 10.  Brest is 1hr 15, Rennes, 1½ hrs and Dinard 1hr 15.

Entering the gravelled driveway, into the courtyard of the ancient farm, you have grassed areas to your left and right with shrubs and trees, a large planted boarder.

The entire plot is 1 acre.

The cottage, which is currently let to a tenant, is the first building you see.

A very quaint 2 bedroom cottage completely professionally renovated throughout from the roof down to what was an earth floor.

Full detailed description and photos can be found at www.freewebs.com/kerauffret.

The letting of this is currently for 1 year, this can be extended after that date but there is also an agreement for the tenant to be given 2 months notice to vacate if a new proprietor so wishes, but, it does ensure an annual income of almost 5000€ and the tenant is responsible for electricity, water, habitation tax etc. meaning the cottage pays for itself with as well as giving some income.

If required, this can remain fully furnished by further agreement.

Between the cottage and the main house there is a huge barn, with 2 floors, the footprint of which is approx 70m2. This has windows front and back with a spiral staircase and is currently used for storage.

Opposite the main house is a hangar which provides covered parking for up to 3 vehicles.

As you arrive at the house, the front door is central to the house with windows each side and a canopy over the door.

On entering, you come in to a 5x2.5m entrance hall with a made to measure double turn staircase straight ahead leading to the first floor.

A small landing leads to:

Bedroom 1

Measuring 5x4.6m is a very good sized room.

It has a dorma window overlooking the view to the front of the property and a velux window to the rear view across the garden and fields beyond.

Bedroom 2

This is also a good size room measuring 5x3.8m. This room has an internal and then an outer door leading to the original staircase on the outside of the house. A dorma window again, overlooks the front of the property

Both of these have dorma windows overlooking the front of the property and bedroom 1 has a velux to the rear view across the fields.

On the landing there is a large cupboard currently used for storage, but with the possibility to become an upstairs WC.

The floors upstairs are wooden and all beams are exposed. All wood has been treated and walls go into the eaves of the roof and have been well insulated and plastered.

Back down stairs, a glass panelled door leads to the kitchen, measuring 5x3.5m; it has fully fitted light oak units, 90cm range style cooker, extractor fan in hood, a wood burner and electric radiator.

The 5x3.9m lounge is to the other side of the entrance through a glass panelled door, it has the original parquet flooring and a decorative, very efficient ceramic wood burner, this room was renovated, dry lined and plastered in July 2011.

Through the back of the kitchen a glass panelled door leads to:

Utility room to the left, 3.3x2.5m, with plumbing, velux window and door to back garden.

Larder oposite.

Newly fitted bathroom to the right with shower over bath, toilet and vanity sink unit with mirror over, extractor fan and heated towel rail. L-shape room measuring 3.5 x 3.5 narrowing to 2.5 x 3.5m. The bathroom was renovated in August 2011.

Next to the bathroom is a third bedroom/office measuring 3.5 x 3.5, this has an electric radiator and velux roof window..

The house is 128sqm of living space overall.

At the back and sides of the properties, the garden is mainly laid to grass with a large vegetable garden, trees and shrubs.

There is a 4m diameter above ground swimming pool with decked area.

The back garden is approx ¾ acre.

There is another barn close to the house which is very pretty and would be perfect for further development; it measures approx 10x5 and also has 2 floors and is currently used for storage.

Both of the barns have excellent potential to be converted for further accommodation.

There is a well with a granite rough planter outside the kitchen and this barn which makes a very pretty feature and could be utilised via a pump.

There is also a small stone building approx 3x1.5m, previously used for chickens, now used as wood store.

The property has a fosse septique system which was installed in 2006 and meets current specifications, this also has the facility to have more plumbing added to the existing tanks should the property be developed further at a later date.

We are surrounded by open fields, quiet lanes and no through traffic, but although in the countryside, within 15 minutes, you can be on the RN12 for all major routes.

Ker Youenn from the car park
Ker Youenn
Sellers Name: Alan Arkless
3 Hent Milin Liskuiz, Rosquelfen
Town: Laniscat
Department Name: Cotes D'armor
Postcode: 22570
Dept Number: 22
Number of Bedrooms: 4
Pool: No
Price: 158,000€

This is a lovely, detached Neo-Bretonne house in a small community between Laniscat and Gouarec. There is just under one hectare of land, mostly laid to grass with apple trees in two areas. There are no shops or bars in the village but in nearby villages of Gouarec, Rostrenen and St. Nicholas Du Pelem there are large supermarkets and shopping facilities. There are nearby garages for fuel and servicing. Rosquelfen has a beautiful old church. I have lots of photos which can be emailed. It is also very close to the tourist area of Lac du Guerledan with all it water sport facilities, restaurants and bars. The address is: KER YOUENN, 3 Hent Milin Liskuiz, Rosquelfen. 22570 Laniscat. The name of the road is linked to the prehistoric burial sites which are very close to the village. From the road you will see a small front garden and a gravelled area for about 6 to 8 cars. The main living area is on the middle floor with three/four bedrooms upstairs. The basement has a large garage area as well as a small room (4m x 4m) for music or another bedroom. There is also a large workshop area and storage for the central heating boiler and fuel tank. The rear garden is almost 2 acres – suitable for a pony, several sheep or an archery course - you can decide! The house is fully renovated with even further potential for the buyers to 'make it their own'. The heating system was modernised and each room has at least one double radiator. The lounge has three. After the entrance porch there is a wooden door into a hall which is 1.25 metres wide. This has a mosaic tiled floor, radiator, doors off into all first floor rooms including double opening doors into the Lounge/Sitting Room. This is 5.78m x 4.01m. There are sliding patio doors to the balcony as well as three radiators, a tiled floor, television point, satellite box and ample electric sockets. Across the hallway is the kitchen - 4.04m x 3.66m. Upvc window and electric shutters on the front & telephone point. It is fitted with IKEA wall and base cupboards and drawers with a wooden work surface incorporating a single bowl sink and drainer and an electric hob. Central unit from IKEA, mosaic tiled floor, television/phone points and arch through into the dining room. This used to be a small bedroom. It could be returned to former use if the buyers decide to change the space. Dining Room: 3.04m x 3.94m. There is a window looking out onto the rear garden and countryside beyond. Wooden floor, radiator, 2nd door back out to the hall. Bedroom 1: 3.57m x 3.15m. Rear window overlooking the garden. It has a wooden floor, radiator, Fast Broadband Connection, telephone point. This is currently used as an office. Shower Room: Opaque window to rear, shower cubicle, vanity wash basin, mosaic tiled floor, plumbing and electricity for washing machine, drier etc. Part-tiled walls. Separate W.C.: Opaque window to rear, mosaic tiled floor, low level w.c. Doorway to stairs and Second Floor leads to Bedroom 2: 3.05m max x 3.94m. Two windows giving a side view of the garden, door into Dressing Area (3.14m x 1m plus eaves). This room could potentially be used as an en suite if required. Bedroom 3: 3.69m x 2.51m. Window giving front view of the lane and smaller garden. Bedroom 4: 5.17m x 3.97m This was originally two rooms which were knocked through with an arch way connecting them. One window gives a front view and two windows give a lovely view over the village and countryside. There are two radiators as this was originally two bedrooms. This room could easily be opened into the Eaves Storage area as a Dressing room. The storage room is connected to the upstairs bathroom and could easily be developed into further shower or en suite facilities. This has potential for a growing family or other use. Eaves Storage: (Currently not boarded out). Deceptively large – approx 4.14m x 1m plus eaves. Upstairs W.C. and Washroom: Skylight window, low level w.c., pedestal wash basin, radiator, mosaic tiled floor. The Basement: This whole area stretches the length and width of the house and is divided into four rooms. Two of those rooms house the boiler and oil tank with a door out to the rear garden. One of these is currently used as a Workshop for DIY. Another room has been fully insulated to create a music/rehearsal room, and finally the other room has the garage door to the front of the house. Gardens: There is a parking area in front of the property and steps leading up to the front door. You can also enter the property through the garage doors in the basement. The property sits comfortably within its land with the majority of it lying behind the house. There is also an area approx the size of 2 tennis courts along one side of the house. This is grassed and lined with apple and pear trees. There is a large outbuilding suitable for animals. The boundaries of the property are planted with hedges and trees, including more apple trees beside the barn and the hedge. Services: Mains water and electric. The Fosse Septic drainage was replaced by the current owner. It has been inspected by the relevant authorities and a certificate is available. Please don't just accept my description - visit and see for yourself. All photographs are recent and show only certain parts of the property. I have many more available. Any areas, measurements or distance given are approximate only as I used an 'old-fashioned' tape measure. I will be leaving the IKEA units in the kitchen, the fridge and some other stuff. The property taxes are reasonable and always paid up to date. The only other fee is always payable by the buyer to the notaire. I can confirm that sum online when you visit. It is not as great as you would pay for a house purchase in the UK. Price: 158,000 Euros. The gardens have many different mature flowering shrubs and a lovely wisteria climbing the front of the shed.  There is a wooden fence with archway leading from the rear courtyard to garden.  The property is fully enclosed by wire fencing.

The property was rewired in 2006.

Furniture:  We are open to negotiations on any furniture the purchasers of the property might wish to consider buying from us.  It may well assist a prospective buyer who proposes to use the house as a holiday home/let.

NB We can recommend a local registered gardener/keyholder/handyman should this property be bought as a holiday home.  If you so wished he would be able to maintain the gardens and keep an eye on the property.  He and his wife live just 5 minutes drive away!!  If the property was to be let for holidays it is possible that they would be able to help with changeovers cleaning and laundry (subject to negotiation). They are trusted friend of ours

The village of Maël Carhaix
which is only 1km away or 15 minutes on foot is a very traditional village, charming and unspoiled, where it is possible to live an uncomplicated life while enjoying excellent access to all the important towns of the region. The village is attractive and friendly, and lies in the typically gentle, pretty countryside of the inland Côtes d'Armor. The village has all local amenities such as 2 boulangeries, 2 banks, 2 bars, 2 doctors surgeries, dentist, police station, fire station, pharmacy, 2 hair dressers, 2 grocer shops, post office, 2 schools, community centre and is also on a bus route Rostrenen/Carhaix.
In the centre of Maël Carhaix there is a large lake, surrounded by well cared for gardens. It's not just a pretty addition to the village scene; it's actually a great little outdoor leisure centre, with its inviting sandy beach and play equipment for the kids. The lake allows you to swim, sunbathe, fish, potter in a pedalo or just enjoy watching your happy kids at play!  The area is ideal for walking and cycling holidays.  There are miles of the old narrow gauge railway which have been converted into a pony trekking/footpath/cycle way. The tourist area of Lac du Guerledan with all its water sport facilities, restaurants and bars is 25 mins away.  The Brest-Nantes canal passes close by and is an excellent place to walk, cycle or kayak.

There is almost everything you could wish for within easy reach.

RAILWAYS: There is a railway station at Carhaix from where you can get a train to Guingamp.  From there you can join the Brest-Paris TVG.  The Carhaix line takes one hour and the service is scheduled around the school time tables!

BEACHES:  There are numerous glorious beaches around Brittany and the closest ones are just a 60mins drive away.

ROADS: Maël Carhaix is but a stone’s throw from the RN164 (Rennes to Brest).  This road is gradually being improved and dual carriageways have been built covering most of the route.  The roads are a pleasure to drive on in this region as they are never really busy or congested.

The name of the department, Côtes d'Armor, translates as "by the sea" in Breton, and the department's principal town is Saint Brieuc, founded by the Welsh monk Brieuc in 482 AD, with its imposing cathedral. Other towns of interest include Dinan, one of Brittany's finest medieval towns and a major tourist attraction and Guingamp, another town of historic and architectural as well as religious interest. There are many beach resorts and fishing ports. The department boasts six "petites cites de caractère" including Jugon les Lacs, an ancient fortress town surrounded by rivers and lakes.

The department is the least populated department in Brittany and so there is a real feeling of space - if you want to escape the rat race and enjoy the peace and quiet of rural France, the Côtes d'Armor is ideal. There is a great diversity of rural pursuits, lovely beaches with many leisure activities, along with stunning coastlines and dramatic inland landscapes. The coastline is dotted with lighthouses and is characterized by rocky coves and tidal inlets, and inland paths lead to ruined castles, fantastic forests and farm properties built in pink, grey and black stone.
Scattered with beautiful manor houses and chateaux, the department offers some fascinating architecture, with many attractive granite-faced properties.

The property for sale in this part of France still represents very good value compared to other regions of the country.

Detached granite Breton petit manoir farmhouse together with a range of stone buildings and set in just under 7 hectares (approx 17 acres) of land.

One of the former farm buildings is run as a part-time antiques/brocante (second-hand) business and this interesting and easily run commerce could be expanded to provide a useful income full-time. Current turnover is around 10,000-12,000€ per year. There is a good deal of stock remaining which could be acquired SAV by the new owner. There is a regular client base and much potential to expand and improve the shop premises.

The main house, dating in part from the 18th and in part from the 19th centuries, has a total ground floor area of approximately 90m2 and comprises:

• kitchen/dining room with gallery/mezzanine above, vaulted ceiling with original beams and oak beamed open fireplace with wood burner.

• Mature oak and chestnut trees surrounding the orchards

• Pasture and mature woodland extending in all to just under 7 hectares (approx 17 acres) of which 3 hectares are currently rented by a local farmer.(This rented part is accessed from a public road and does not involve any rights of way past the house).
