Retirement Project For Sale in Aurignac, Tarn et Garonne.

Unfortunately our plans depended on my being fit and having a workable pension but bad luck and greedy bankers put paid to both. So, reluctantly, our project is for sale and all we can do is look at it from our home across the valley, in fact the view of the village was taken from our patio.

As this is a conservation area (so all new development is thankfully prohibited) this totally untouched farm group is the only building opportunity left in this exceptionally peaceful and sought after village in Tarn et Garonne.

Property
The main house has three attached barns and a separate barn to the rear, and sits in 3099m2 (0.766 acres) of south facing land, half of it established oak woodland. Originally a simple "1up, 1 down" house with outside steps but in the late 1800s a new front was added and those steps now form the inside stairs. Some time in the 1970s it was re-roofed. A CU for conversion of the barns has now expired but we have since informally presented our plans to the Mayor in Montaigu de Quercy who is happy to give an "avis favorable" when request for a Permit de Construire is presented.

The Location
This part of Quercy is still predominantly unspoilt agricultural land and, because of this, the village of Aurignac has become popular with both French and ex-pat (mainly British) retirees who have, over the years, created a stock of high quality homes.

The Quercy region is to the south of the Dordogne with a much more Mediterranean feel and the village sits at just over 200m ASL near the top of wooded, south facing hillside giving the best of both worlds...sunrise to sunset sunshine throughout the year and shelter from the north winds in the winter

The Plans.
The preliminary plans provide for a master suite, a large bedroom with en-suite bath/WC and an autonomous "maison d'amis" with a mezzanine, leaving one barn for the kitchen and dining room adjoining the lounge on the ground floor of the main house. The architect has taken the brilliant step of, wherever there is problematic stonework, removing it and replacing it with an opening such as a door or window. However, his master stroke is his idea of simply removing the top half of rear wall and part of the side wall, replacing it with a green oak "hangar" construction with rustic, rough cut oak infill ...as he said, "Wood and air are cheaper than stone!". This then allows the master suite to have its own SW facing balcony or sun room.

The detached barn gets the same, low cost treatment as the rear of the house to give a part glazed/part rough cut timber clad indoor swimming pool and health suite in a traditional looking "hangar".. Finally the basement in the ruins of yet another old house is perfectly located and sized to provide a "fosse septique" to current requirements and with very little preparatory work.

Services
Water and electricity have both been connected in the past so should just be a formality and telephone wires run past the property.
